GENERAL INFORMATION FOR PROSPECTIVE TENANTS

1.
a. HAMLETS will need £100.00 as a holding fee to hold the property for you (usually no more than two weeks preferred from the available date). This deposit is returned to you at the time of moving – taken off the total amount owed.

The holding fee, can only be returned to a prospective tenant who does not take a tenancy on the following conditions:

1 should the Landlord withdraw the property from the market,
2 should the Landlord refuse to take up the tenancy.

b. Hamlets also require £50.00 per person per reference. Referencing service via Credit Reference Agency –non-refundable.

On moving in the following is required (a statement of this amount will be given)
a. One months rental
b. Security deposit, this amount is the same amount as the rental plus £100.00 for rentals up to £499.00pcm & £200.00 for rentals of £500.00pcm and up to £700.00pcm. Security deposits for rental over £700.00pcm assessed on an individual basis – ask Hamlets for details. The deposit is held until the end of the tenancy (no interest given) and is then refunded less any dilapidations. Your deposit is held under an insurance backed scheme and a certificate issued to comply with all regulations.
c. HAMLETS preparation fee of £100.00 plus VAT (£117.50)

THIS BALANCE IS REQUIRED ON OR BEFORE KEY RELEASE AS DETAILED ON THE STATEMENT

TO COMPLY WITH REGULATIONS FROM HOUSING ACT 2004 WE HAVE TO INFORM YOU THAT YOUR DEPOSIT IS HELD UNDER THE NEW TENANCY DEPOSIT SCHEME. IF THERE IS A DISPUTE AT THE END OF YOUR TENANCY THE DISPUTED AMOUNT WILL GO TO ARBITRATION AND A DECISION WILL BE REACHED ON THE EVIDENCE PRESENTED.

GENERAL INFORMATION

A. The majority of agreements will be for a six months minimum period and will be an Assured Shorthold tenancy agreement. When you sign for this period both you and the landlord are tied for this length of time, you can give one months notice at the five month period to vacate at the end of the six months, or if the property is available, you can choose to stay longer. The landlord can give you two months notice at the four month period to vacate at the end of the six months, or can allow you to stay if the property is available. The rental can be increased every twelve months.

B. We require the application form to be completed in full so that a credit reference can be applied for. Please ensure that you complete all boxes using black ink and capital letters, and phone/fax/names where requested. It is essential that all information requested is supplied. Any missing information is likely to delay or negate your application. Please re-check your form after completing before handing or sending to Hamlets. Proofs should be returned with the completed forms.

C. In addition to the application form we also require proof of identity as detailed on the front of the application form.

D. Tenants are required to have insurance cover for their own contents, which includes accidental damage to landlords contents. Hamlets will require confirmation prior to commencement of tenancy that all tenants have relevant insurance cover.

E. In cases of joint tenancies a nominated “lead” name is required to complete the Deposit protection registration form. We are also required to enter the name of any other person which may be relevant to the deposit ie Guarantor and also we require a another known address ie address of next of kin.
